Reports to: Head of Housing and Property Management
Job Purpose
To line manage housing team staff and work as part of the housing management team on all aspects of housing management, as well as managing the tenancies and properties in your designated area. This includes contributing to the successful performance of the Housing Team and building strong relationships with colleagues and key stakeholders, including Local Authorities.
Salary Scale
€50,349 – €62,879 (starting salary dependent on experience)
Job Information
Full-time role (35 hours/week), Monday to Friday. Some evening work may be required.

Role Overview
You’ll be managing a designated housing patch (approx. 140 units) in the Dublin area, while also mentoring and leading Housing Officers as part of HAIL’s Extended Management Team.
Key Responsibilities
People Management & Team Leadership

Line manage, mentor, and support Housing Officers.

Monitor performance to meet KPIs and service objectives.

Foster a values-driven, supportive team culture.
Lettings & Allocations
-
Manage property allocations per HAIL policy.
-
Liaise with local housing authorities and support staff.
-
Oversee viewings and pre-tenancy processes.
Rent
-
Manage rent and service charge systems.
-
Ensure timely income returns and changes of circumstances.

Monitor arrears and implement controls.
Estate Management
-
Ensure properties meet regulatory and internal standards.
-
Manage inspections, tenant behaviour, and anti-social issues.

Maintain accurate resident/property records.
Maintenance
-
Oversee repairs and cyclical maintenance programmes.

Inspect repair work and manage void property turnaround.

Monitor maintenance KPIs.
Tenant Engagement
-
Support HAIL’s Tenant Enrichment & Partnership Strategy.

Attend tenant forums and work with statutory/non-statutory bodies.

Promote tenant engagement across departments.
Organisation & Compliance

Maintain accurate housing management records.
-
Stay up to date with legislative and procedural changes.

Produce housing management reports and KPIs.
Training
-
Attend or request role-appropriate training.
Other Duties

Comply with health and safety obligations.

Positively represent HAIL at all times.
